September ended the month with 463 sold transactions, down 12.5% from the prior month and down 19.5% from the same period last year.

“With the number of sales and pending sales, we have been depleting the available existing inventory” said Kevin Sigstad, 2012 President of the Reno Association of Realtors. “It’s normal to sew a downturn in home sales after the school year starts, but the drop is sales is also impacted by the low inventory. It is also important to note that 46% of the home purchase in September 2012 were traditional sales, not bank owned or short sales, as compared to a year ago when traditional sales represented only 32% of market. This has been a reoccurring trend for approximately the past 6 months.”

The inaugural Sustainability Film Festival is an innovative and exciting collaborative series of films designed to generate awareness, conversation, and debate around current issues in sustainability. Presented by the library’s Sustainability Resource Center and Students Striving for Sustainability (S3), this year’s festival includes visionary documentaries that explore important issues of Social Justice, Food, Environment, Sustainability in Business, and a special afternoon of films appropriate for families and children ages 7-12.  Film topics will be facilitated by local academics and community leaders who will lead discussions to present and exhange ideas on current and local trends in sustainability. Admission is FREE, but donations are accepted.

The Lakeview Subdivision encompasses the area west of Village Boulevard along the non-lake side of Lakeshore Boulevard, south of Southwood Boulevard. With the majority of is 296 parcels already built, this is another area of multi-million dollar homes a few older Boise Cascade homes. Boise Cascade was the original developer of Incline Village.

Lots tend to be mostly level and large in this North Lake Tahoe real estate subdivision, with an average size of just under half an acre.

What is a 1031 Exchange?

What is IRC Section 1031?

Section 1031 of the Internal Revenue Code allows an owner of an investment property to exchange property and defer paying federal and state capital gain taxes (up to 15% Federal, 25% deprecation recapture and applicable state taxes) if they purchase a "like-kind" property following the rules and regulations of the Internal Revenue Code. This allows investors to use all of the sale proceeds to leverage into more valuable real estate, increase cash flow, diversify into other properties, reduce management or consolidate holdings.

What is "Like-Kind" Property?

There is some confusion regarding what type of property qualifies for a §1031 tax deferred exchange. The Internal Revenue Code Section 1031 states that "no gain or loss shall be recognized on the exchange of property held for productive use in a trade of business or for investment if such property is exchanged solely for property investment." "Like-kind" property can include, but is not limited to, any of the following, provided it is held for investment:

  • Single Family Rental
  • Duplex
  • Apartment
  • Commercial Property
  • Raw Land

For example, raw land can be exchanged for a single family rental, or apartments or commercial building. Properties can be exchanged anywhere in the United States.

Boreal to open this Friday, October 26, 2012

Boreal Mountain Resort announced today that they will kick-off the ski and snowboard season on Friday, October 26, 2012.  The resort will provide one lift for skiers and riders to enjoy from 9 am – 9 pm. 

Boreal will operate the Castle Peak Quad chairlift offering access to one run featuring multiple terrain park features.  Boreal plans to operate thru the weekend and will assess conditions on Sunday to determine a mid-week operating schedule.

Welcome in winter and support the Squaw Valley and Alpine Meadows Ski Team Foundation on this special one-day event. Searchlight, the bottom half of the Exhibition lift, will open from 10 am – 2 pm for skiing and snowboarding.

Reasons for Optimism in our Market

There are plenty of signs that the Incline Village market is on the upswing — some of them can be shown in charts and graphs, like the trends in real estate and construction, but some of them are more intuitive. These feelings can be traced back to increases in school population and the word on the street of the local businesses.

New Construction

Incline Village certainly doesn't appear to be a depressed market with all the construction underway or completed on Lakeshore Drive alone. At last count we saw 12 homes in the process of being built or completely renovated, including one lakefront, and three on Pine Cone Circle in the private homeowner's association. Drive through town and count the carpenter's trucks, carpet vans, and painter's wagons, you will notice them in the areas away from Lakeshore, too. Dotted throughout the community people are improving property. Developers, sellers, owners, and landlords are spending money. They see the future is bright, we see the future is here already!

Increased Sales

Part of what shows us the bright future has arrived is the increase in the number of home sales. As our graphic shows, we have increased dramatically between last year and this year. People are purchasing homes again in Incline Village. Rates are still historically low and, in some cases, renting is less expensive than buying. The increase in sales means that inventory is shrinking; there is less of a selection. This will eventually drive prices up. So far prices are still reasonable — now is the time to get into the Incline Village market.


New Residents

Student populations are a great indication of new, full time residents moving to the community. These are usually younger families who come for work (which means there is work) and a better quality of life. The biggest change is at Incline Middle School where there has been a 9% increase in the student population — a significant sign of improvement.


Sales are up

The steady lowering of prices over the past two years is also encouraging this new growth. Homes are more affordable and people are making the decision to buy.

Word on the Street

In speaking with local businesses, many of them claim to have had a banner year so far. Some of them met their year-end sales from last year by mid-September this year. Restaurants are busier and we have seen a few new businesses crop up, too. The mood in Incline Village is that the downturn is over and we can expect steady growth for a period of time to come.
