<p>Realistic is the right word that comes to mind when we meet with buyers. This is only the start, now we can take a closer look at the number of days on the market for each property and the number of price reductions if any occurred.</p>

<p>We review the price differential (list versus sold), which can range from 80% to 99%, depending on the price reduction. Seller's need to be competitive, buyers are shopping this market and process more information than many sellers if they are a serious and experienced buyer.</p>
<p>It is difficult for seller's to remove their personal thoughts about price especially when they need to net a certain amount out of the sale. Buyers have zero interest in a seller's &nbsp;need, they just want the house that meets their needs at the price they can afford and they will wait for it to come in the market.</p>
<p>If a house is not getting showings it is time to review the market which we do daily, it is out job to keep sellers informed on price reductions, sales and new inventory which competes with their home so that they can react to changes and not loose potential buyers. It's a process which is in continual motion especially this time of the year.</p>

<p><span style="font-family: Arial;">&bull; 2 years &ndash; 80% max LTV/CLTV<span class="489174216"> or 20% down payment</span></span></p>
<p><span style="font-family: Arial;">&bull; 4 years &ndash; 90% max LTV/CLTV<span class="489174216"> or 10% down payment</span></span></p>
<p><span style="font-family: Arial;">&bull; 7 years &ndash; max LTV/CLTV per standard eligibility matrix<span class="489174216"> - which is normally a 97% LTV or 3% down payment</span></span></p>
<p><span style="font-family: Arial;">*Most investors already have more stringent guidelines such as GMAC, Chase, and US Bank which all require at least 4<span class="489174216"> </span>years seasoning since completion of a deed-in-lieu, preforeclosure, short sale, or short payoff.<span class="489174216"> However this change for Fannie Mae&nbsp;should help ease current investor requirements.</span></span></p>

<p>We are encouraging seller's to list now and tap into the buyer's who are getting off the fence.</p>
<p>Many buyer's we take out are disappointed in the work required for homes priced at the lower end of the market ($300,000-$600,000).&nbsp;It takes an experienced agent to explain the values in each property from lot value, location, remodel potential or to&nbsp;shift them from a home to a town home or condo.
